Our general inspection is a detailed visual review of the major components in the home. This includes the roof, exterior, grounds, garage/outbuildings, heating/cooling systems, plumbing system, electrical system, kitchen/laundry, bathrooms, interior rooms, attic, and foundation systems. Our computerized reporting system includes hundreds of digital photos. As licensed inspectors in the state of Ohio (2019005467), and certified members of the American Society of Home Inspectors (Member # 000428), our inspections are performed above and beyond the standards set by ASHI.

Description
General Inspection Overview
We take our inspection reports seriously. Every inspection is a complete and thorough analysis of all the major systems in the home. The report includes a clear description of what we’ve found with any problem areas noted, so you can easily identify them. Our inspectors also provide a free telephone consultation after your inspection.
Roof
The roof is walked on when possible. Components inspected include: roof covering, flashings, chimneys, vents, skylights, gutters, downspouts and extensions, and other visible roof related items.
Exterior
Walking the exterior, components inspected include: siding materials, trims, windows, doors, exterior foundation, exterior electric/plumbing, and other visible exterior related items.
Grounds
Walking the grounds, components inspected include: walkways, steps, railings, driveways, landscaping, drainage, retaining walls/fences, porches/patios/decks, and other visible grounds related items.
Garages/Outbuildings
Garage components are inspected the same as the house including: overhead doors, garage openers, structural components, and garage mechanical systems.
Heating and Cooling Systems
Heating/cooling systems will be operated and covers removed. Air conditioners can only be operated if the outside temperature is above 60 degrees. Components inspected include: heating systems, filters, humidifiers, ductwork/piping, pumps/gauges, air conditioners, and other visible related HVAC items.
Plumbing and Fixtures
Running water for several minutes through all fixtures, we check for leaks, back-ups, etc. Components inspected include: supply piping, drain piping, water pressure, hot water tanks, gas piping, and other plumbing system items.
Electrical Systems
We remove the main panel cover, operate lights, and test accessible outlets for proper wiring. Components inspected include: service entry cable, clearances, service panel, visible wiring, grounding/bonding system, smoke detectors, and other related electrical items.
Interior
Walking the rooms, components inspected include: floors, walls, ceilings, windows, doors, stairs/railings, fireplaces, sinks, tubs, toilets, outlets/lights/switches, cabinets, shelving, built-in appliances, and other visible interior-related items.
Attics
Attics will be entered when possible. Components inspected include: roof framing, insulation, ventilation, powered fans, whole house fans, bath fan vents, attic wiring, attic chimneys, and other visible related items.
Foundation Systems
Walking the basement, components inspected include: basement floors, foundation walls, framing/beams/posts, bearing walls, basement windows/vents, basement insulation, evidence of water penetration, sump pumps, water proofing systems, crawl spaces, and any other visible related structural items.
